PRE COMPLETION INSPECTION (PCI)
Every person who buys a new home is allowed to have a Pre Completion Inspection (PCI) carried out on their new home before legal completion. This was introduced by the New Homes Quality Board (NHQB) Code of Practice.
A PCI can be completed at any point from five days after notice of completion has been served and prior to legal completion, as long as the developer in charge of the property development is registered with the scheme.
This inspection should be carried out by a suitably qualified inspector, who meets the following criteria:
- Be a member of a recognised professional body (e.g. RICS, RPSA etc)
- Have experience surveying residential properties
- Have up-to-date and sufficient professional indemnity insurance
- Work to their level of competency and not beyond
- Utilise the correct and agreed checklist
We are an associate member of the Royal Institution of Chartered Surveyors (RICS) and a member of the Residential Property Surveyors Association (RPSA), with professional indemnity insurance in place. Our reports follow the NHQB Pre Completion Inspection template, ensuring we meet the criteria listed above.
On all projects, we follow the RPSA New Build Inspection and Reporting Standards. These standards not only meet the required code of practice for snagging services but exceed them.

															Post Completion Inspections
 
															A Post Completion Inspection is carried out after the completion of a new build with the goal of identifying areas to be improved, that may require repair or replacement. Each inspection is referenced against core industry standards including NHBC, CWCT and building regulations. Furthermore, the inspection will follow the key elements found in the RPSA New Build Inspection and Reporting standards. We will inspect all aspects of a property, covering both functionality and aesthetics.

Additional services include:
- Return visit to check that the required action has been taken to resolve issues flagged up in the Post Completion Inspection report. We will also detail any potential issues that may need to be revisited.
Upon completion of the inspection, a full report including colour images will be delivered by email within two working days.

The prices quoted below are a guideline only, dependant on the location and size of the property. Each service includes one visit to the property and the subsequent report. Contact us today and tell us about your requirements and the property and we will provide you with a bespoke quotation.

A return visit to review works completed by the developer or contractor following a post completion inspection 
is charged from £250 and an updated report will be issued.
